Have you got the right Bed & Breakfast Insurance cover?
Running a B & B without the correct Bed and Breakfast Insurance is risky, especially if it’s on a standard household policy, and your insurers’ are unaware you take paying guests.
• Risk 1. Unlike our Bed & Breakfast Insurance, household policies state, “The home is occupied by you, and members of your family only.” Insurer’s finding otherwise, can void a policy and reject any claim – Whether a guest was involved or not.
• Case History. Claiming £200 for spoiled frozen food, Mrs. M. of Scotland casually mentioned to her “Direct” household insurer “The freezer was full, as I’m busy with guests” Result – Policy cancelled, claim rejected – What if this had been a major loss?
• Risk 2. Unlike our Bed and Breakfast Insurance, household policies give no liability cover for guests. (Although it can usually be added, at a cost). Without this cover you risk financial disaster, in a compensation culture fuelled by “no win no fee” TV adverts.
• Case History. A lady fell down a flight of stairs in a North Wales guesthouse, breaking her pelvis. Her £50,000 claim blamed poor lighting, due to a blown light bulb – Could you handle the worry and cost, if not insured?
• Risk 3. Unlike our Bed & Breakfast Insurance, household insurers’ if they know you take paying guests, usually restrict cover. Insisting theft must involve “violent or forcible entry to a building.” - Effectively excluding theft by guests.
• Case History. When a guest disappeared with cash and jewellery, Mr. C. of Yorkshire’s claim was rejected as no “break-in” had taken place.
• Risk 4. Unlike our Bed and Breakfast Insurance, there is no “Loss of income” cover on a household policy.
• Case History. Mrs. P. of Essex had to close her B&B for 3 months in summer following a flood. Her householder insurers paid for repairs, but not the £1,000s lost income.
